You should email the agent ask if the business is profitable. If it is it might be enough to pay back the loan just by keeping it open.

Apex could put that business degree to good use and keep tending bar....

It depends on what they are selling. Because they are selling the real estate as well as all PP&E, it will be priced much higher than a place that was just selling the business and a lease.
